The Research Of Influential Factors Of Construction Of Green Building Of Real Estate Enterprises

The promotion of green building can improve the living environment and reduce building energy consumption of China,and it is the basic way to get the low-carbon development in construction industry,however,the ratio of green building is still very low in current market of China,and few real estate enterprises have a strong will of constructing green building,despite the government positively keep promoting it.As a consequence,the research of factors that making influences on the willing of construction of green building is very meaningful,which contributes to the development of green building of China.At first,there is a literature review of environmental economics theory,the new institutionalism theory and organization administration theory,which helps to recognize eight key factors that make a difference on real state enterprises of constructing green building.Then,this paper makes a model after analyzing literatures as well as visiting experts,the model is about how the factors can make influence on the construction of green building.In addition,this paper gets the research data by using questionnaire survey,and makes a series data processing,such as descriptive statistics,independent-samples t test,and making structural equation model by using SPSS and AMOS,to test reliability validity and model fitting,so as to confirm hypothesis’ validity.Finally,this paper gives some constructive suggestions,from parts of government action and market mechanism,about how to promote green building.The research results of this paper shows that a few factors have positive significant effect on constructing green building of real estate enterprise,which include(from the greatest to the least in turn)the expected returns,consumer pressure,industry competition,command and control regulation,economic incentive regulation,and the enterprise’s resource and abilities.The result shows that the scale of enterprise,instead of the nature of ownership,makes great difference in constructing green building,and that the average scores about public pressure and enterprise’s resources and abilities varies from different scale enterprises,while the average scores about enterprise strategy and value orientation varies from different ownership enterprises.
