China's new urbanization is in the stage of rapid development,but the relevant laws and regulations are not perfect,the villagers conservative thinking,lack of relevant personnel knowledge reserves and other factors limit the pace of new urbanization and the quality of progress.The new urbanization community property management is an important part of mitigating these contradictions.Through analyzing the existing problems in the new urbanization process,the author draws the reasons for the new urbanization community property management problems.Combining with our national conditions,public choice theory,principal-agent theory put forward to promote China's new urbanization community property management development proposals.By collecting the relevant information of the new urbanization community property management mode,summarizing the cooperation management model between the existing property management company and the village committee,introducing the management mode of the property management company,according of the main characteristics of the villagers committee setting up the self-management,the paper puts forward a new practical model of urbanization community property management improvement based on public choice theory and principal-agent theory.On the basis of these three major new urbanization community property operation modes,combined with the new urbanization community residents' demand.Based on the multi-level gray comprehensive evaluation method,six factors,such as the level of property management fees,the basic property management,the perfection of basic leisure facilities,the quality of service personnel,the way of property management fees and the affordability of villagers,are established,and property management model evaluation system are treated.Obtained the new urban community property management improvement model is better than the other three mainstream management model to verify its practicality and feasibility of the management model,the healthy development of new urbanization and the improvement of the property industry has played a proactive effect.The new urbanization community property evaluation method and the new urbanization community property management improvement model put forward is a new urbanization process in a shot in the arm,will make the new urbanization development more efficient and scientific.
