The Innovative Research Of Estate Management Pattern Of Old Residential Community

Comprehensive renovation project of old residential community made them get a new look,the hardware facilities have been improved significantly and the residents was full of praise for the project.However,the old residential management level did not promote,estate management is still in a weak or blank state.The old residential community became dirty and messy shortly after the renovation and residents dissatisfied strongly.The problem of old residential estate management directly influence on the effect of the renovation project,so we need to establish long-term management mechanism and explore a practical,scientific and effective property management pattern according to the characteristics of old residential community.This research is summarized and analyzed the problems and reasons of the old residential estate management based on the survey of Huayuanlu street in Haidian District.The characteristics of the old residential community determine that it can not adopt market-oriented estate management pattern directly,thus it should take the quasi-estate management which is cheap and substandard and it is an effective way to improve the management level of the old residential community.This paper proposes a quasi-estate management model with "self service management" as the core strategy,and demonstrates the feasibility of the implementation by analyzing the hardware congdition and residents'subjective intention.At the last,this paper proposed the strategies of implementing self service management from four dimensions:basic level government,autonomous organization,resident individual and social organization,and summarized the concrete implementation measures from five aspects:management system,operation mechanism,propaganda and guidance,fund management,operation pattern.
