In the current global financial crisis, the economy down there is a big risk as an important pillar of China's economy the real estate industry has experienced since 2005 against the industry's long-term macro-control, is now in dire straits, sharp increase in costs, sales are sluggish, repayment great stress. For current and future uncertainties, the general residential real estate community to conduct a feasibility study, and Beichun community for the empirical case has practical significance. In this paper, the main research methods:1: Market position analysis: the use of SWOT analysis and other methods;2: The project investment and sales estimates: construction investment estimation units, unit volume of physical investment projects, such as estimates of the Law;3: Project financial evaluation: the use of static and dynamic approach to the dynamic-based;4: Uncertainty analysis: the use of break-even analysis, sensitivity analysis, probability analysis; 5: Risk analysis: The analytic hierarchy process and fuzzy evaluation method.In this paper, the main contents include: Preface part of the project's market analysis, project development options, project investment and sales estimates, project financial evaluation, project uncertainty analysis, project risk analysis and control of the Beichun community , the feasibility of the project community made a scientific and rational decision-making, and Haier-Liaoyang-west Road and the junction of the surrounding general residential community real estate project feasibility studies and decision-making to provide a template for reference, and thus similar to the general residential Qingdao real estate community reference projects.Operating in the investment of the project period, the financial internal rate of return much higher than the benchmark bank lending rate and the discount rate, financial viability. Wide dynamic investment recovery period is 3.48 years; affect the project's main uncertainties for the construction development costs and sales revenue, through the break-even analysis, sensitivity analysis, uncertainty analysis, the project development costs of the construction changes ability to bear on the more sensitive to changes in sales revenue, the project must have ability to resist risks. Strong profitability of the project, funding a shorter recovery time, economic indicators from the financial point of view, the project is feasible.
