A Thesis On The Mutual Embedding Between Information Disclosure And Village Affairs Openness In The Rural Property Rights Exchange Market

Wuhan rural property rights trading market as the object of analysis,the paper uses the methods of qualitative analysis, quantitative analysis and case analysis, and analyzes the problem of information asymmetry in rural property rights transaction with the help of the data and cases provided by Wuhan rural comprehensive property rights exchange.As the weak side in property rights transaction, Farmers can easily become victims of information asymmetry. Information asymmetry will not only damage the interests of farmers, but also hinder the smooth development of rural property rights transactions or the emergence of trade disputes, seriously cause social contradictions and conflicts.There are two main reasons for asymmetric information in rural property market.First, the information disclosure system of the rural property rights trading market is not perfect,and the information dissemination exits the problem of the last mile,and it is difficult to reach the end of information dissemination; Second, the System of village affairs openness is not good, and it does not include the rural property rights trading into the legal public project, and the villagers can not get information about rural property rights transactions through the system of village affairs openness. The systems of information disclosure and village affairs openness are all feasible institutional arrangement. Through the analysis to the weakness and advantages of both systems, we find the both systems have strong relevance and mature operating experiences, and the feasibility of mutual embedding is high.The paper provides the embedded path: development to ensure the system and rules of mutual embedding, the establishment of a fixed position to protect mutual embedding,make full use of technical means to support mutual embedding, broaden the coverage of information sharing and communication.The object is to build a system and a channel which can make sure farmers smoothly contact and obtain information, protects the legitimate rights and interests of farmers, enhances the enthusiasm of farmers to participate in rural property transactions,and promotes the healthy and orderly development of rural property market.
