Early twenty-first century, with the rapid development of China's economy, the real-estate industry has also developed rapidly, land economy and commercial residential building economy has become an important economic component of the local government. With the development of the industry, under the influence of the real estate of Taiwan and Hong Kong in the marketing mode, there emerged a new marketing form in China's real-estate market as building a sales office for the exhibition center of the new houses to attract buyers customers and providing reception,negotiation, signing the sales what services as the sit-sales model since the beginning of 2000 to the continuous development and improvement of every city in the mainland.In 2010 with the implementation of "Details of Ten National Rules" ("National[2010] NO.10" File) that include real-estate purchase, credit squeeze and a series of policies what aim to stabilize the real-estate market cause the cooling of the market rapidly. Dalian City, along with the implementation of "Local Legislation of National Ten Rules "("Dalian Government [2011] NO.22 "File), the inflection point emerged from the development of the real estate market in the year, the annual sales decline for the first time in 10 years (the year 2011 Dalian commercial housing sales totaled RMB73 billion 280 million that declined 14.4% compared to 2010) what take the real-estate market into cold winter, the traditional sales model is difficult to support real-estate sales.In this situation, the mode of Dalian real-estate marketing transformed from the sales offices of traditional marketing model to "realtors and new houses" channel linkage sales, what makes second-hand stores as the main channel of real-estate customer development and leading the customers to the sales center by second-hand housing broker, in order to achieve the purpose of customer increment.This thesis is going to research "realtors and new houses" channel linkage sales mode of Dalian City real-estate market and analyze the mode of market formation,development process, operation technology and the future development direction.Finally this thesis is going to predicts the development space of the model in the future on the basis of the research. In terms of market formation, this thesis research through the analysis of traditional marketing mode development and the analysis of evolutionary origin and process of channel linkage sales mode. At the aspect of development process,the research base on the analysis of development and variation of operation process,scope of cooperation, sales achievement, etc. This thesis also research the operation technique according to Mingtuo company of this mode. The predict of future thrust analysis and research select Lianjia company as the representative subject investigated.
