With the development of city process and the innovation of the system of housing in towns, real estate, as the supporting insustry of our country, has developed rapidly. Chengdu is the important and core city in the Southwest. It has centuries-old history, pleasant climate and advantaged nature resources. With deeply development of the big exploitation strategy, Chengdu will meet another economy development spring. There is no exception that the real estate industry of Chengdu has also gone into the repidly developing stage, and has advanced the development of country economy.In recent years, there has been obvious change in real estate exploitaion in Chengdu, and many powerful real estate corporations has come into Chengdu, so the competition of the construction of commercial houses has been raised to a new stage. As one of the real estate exploitation corporations in Chengdu, XZ has managed very well, especially its commercial houses. But in recent years, with the severity of competition, its sale of commercial houses descended rapidly. This phenomenon has relations with the neglect of marketing tactics. This article is based on this. Firstly, this paper summarized the related theories, then discussed the development course of commercial houses in our country and the development actuality of commercial houses in Chengdu. After that, it analyzed the inside and outside condition of XZ coporation, and the STP. tactics and the 4Ps tactics of XZ corporation. Lastly, it talked about the guarantee measures during the enforcement of marketing tactics.
