Analysis And Research On Countermeasures Of Houses With Limited Property Rights

Since the 1990s,the problem of houses with limited property rights in our country has developed more than 20 years.It is rooted in urban and rural area management system,and influenced by history and reality factors.There are some advantages,such as easing the housing demand to a certain extent,but it also brings great risks and vulnerabilities to nation and residents' vital interests.Under the background of advancing urbanization,the existence of houses with limited property rights hinders the system vicissitude and the development of cities.The central and local governments issued several notices,warned that residents shall not built,buy and sell the houses.Due to the loopholes of system and law,and there are interests chains with great stability,the houses with limited property rights are running rampant.For a greater overall knowledge and more complete solution of the problem of houses with limited property rights,this article mainly contains five parts:Part 1:put forward the research background and significance.Based on the domestic research status,introduced the innovation points of the research angle and content.Part 2:determined the research theories,and interpreted the relevant concepts,and clarified the border of state-owned land and collective land,collective land ownership and use right.Lay theoretical foundation of the research.Part 3:selected a specific area as the research object,and investigated the countermeasures and evaluation from the residents.Analyzed the group characteristics of residents on purchase intention and the residents' expectation on governance ways.Part 4:analyzed the present situation,the various causes,and the negative effects of the problem of houses with limited property rights.Part 5:based on theoretical research and empirical research,combined with the existing countermeasures,put forward a short-term and long-term inhibition mechanism.
