In recent years,with the rapid growth rapid of the global economy,to provide various business opportunities at the same time,the real estate industry and real estate enterprises are faced with the challenge of cruel like real estate project development too fast,housing prices continue to rise,the serious waste of land resources,the enterprise regulation ability insufficiency,the financial risk of growing problems.In order to guide the real estate enterprise more healthy and harmonious development,the government has issued a series of macro-control policies.As is known to all,the real estate industry has a high investment cost,high operating risk,the long construction cycle,high degree of supply chain link,long payback period,etc.Therefore,how to guarantee the real estate enterprise has a good capacity of working capital and guard against the risk of capital operation are the rest of this article will explore the issue.Because of the traditional management of working capital focusing on the individual assets or liabilities structure of project management and optimization.There is no combined with dynamic for production and marketing activities,separating the integrity of the business cycle is not beneficial for analysis and solutions,it is a kind of local static study.This article innovation in introducing the theory of channel,customer relationship management theory and supply chain management theory,applied the working capital management to the enterprise business process as the research focus.According to different working capital flow in the process of the enterprise.According to the distribution in each of the channels is different,and the distribution in the channel from the classification,with the examples of AVIC REAL ESTATE operating funds management analysis object.In view of the national macroeconomic regulation and control words fade out and developed real estate good policy,AVIC REAL ESTATE in the relatively loose economic development environment actively expand their business,especially in the commercial real estate projects.But as a result of the expansion speed too fast,lack of experience,in the process of development and construction exposed many problems.Based on the above thinking,firstly,the author subdivides the attributes of the real estate enterprise operating funds management.Secondly,combining with the real estate industry background,around AVIC REAL ESTATE's configuration of working capital structure,financing structure of working capital,working capital management performance to evaluate the efficiency of management.thirdly,from the angle of channels,with the method of theory analysis and financial data index comparison.the author through the analysis of AVIC REAL ESTATE's purchasing,production and marketing discussed the current situation of working capital management.Analyzing the exist in the process of working capital management of high purchasing cost,exuberant inventory backlog,tight capital chain,limited financing channels,lack of capital operation regulations and a series of problems,etc.Finally,contacting the actual situation,in order to optimize the AVIC REAL ESTATE operating funds management puts forward some countermeasures for detailed advice and operation on the implementation of security measures.
