Research On Cost Management System Of W Real Estate Project

The real estate industry is experiencing unprecedented external environment deterioration, land prices high, the confidence of the market downturn, prices drop test, but since the second half of 2010 labor costs, material costs rose sharply is that real estate enterprises one disaster after another. How to deal with this challenge, the real estate enterprise's own management level, especially the cost management capability is one of the important factors to decide the enterprise of vital importance. Real estate enterprises to actively face the government regulation and enterprises increasingly fierce competition,we must strive to improve their own competitiveness, enhance the value of the products, reduce production cost,to win in value. Profit is the eternal goal of each enterprise. To maintain a reasonable profit, in the income to increase circumstances, cost reduction is the most efficient way to obtain a reasonable profit,so the real estate project cost management system become an urgent research subject, this study have significance.In this paper,we analyzes the cost management problems of W real estate projects,the cost management under the guidance of the theory, including the analysis of the present situation and problems of cost management in the W project, W project cost management system construction, the implementation of cost management system of W project and the cost management of security. The core content for the cost management system of W real estate project, studies suggest that the W project cost management system consists of four subsystems which are cost estimation system, cost control system, cost accounting system and cost assessment system. Need to grasp the implementation of cost management system of W project: the cost estimation need to develop appropriate internal quota, W project WBS and choose the appropriate method for the preparation of cost plan system; in the operation of cost control system, to implement the responsibility of management by objectives, strengthen cost contract management and promote the real-time dynamic cost control; cost accounting in the running of the system, need to carry out accounting data to file system, establishment of the cost accounting information database and improve the comprehensive quality of the responsibility accounting; cost evaluation system, adhere to the needs of cost assessment principle, strengthen target cost evaluation, establish the successful experience of communication system and the implementation of effective supervision and management.Combined with the implementation of the two phase of the project of the W project, the implementation of cost management system and achieved good results. The implementation of cost management system needs the following security: reconstruction cost management structure, improve the cost management incentive mechanism, enhance the quality cost management personnel and establish a cost management information platform.
