Currently,our nation’s economy growth is gradually slowing down,real estate regulation and control policies continue to heat up,and the real estate market is becoming increasingly competitive.In this context,our nation’s real estate companies continue to divide,relative market concentration is also rising,Most small and medium-sized real estate enterprises are now in a difficult situation because of capital shortage,as well as increasing risks in the financing,investment,operation and other aspects.How they do to improve the economic development of project development and construction as far as possible to avoid risks,the investors need to take an in-depth and practical investment analysis and a financial risk research before the investment is made.This paper,through the analysis of market,economy,industrial environment and project market demand,conducts investment analysis and risk research on LD project.The main content of the paper is reflected in the following three aspects.First,this paper introduces the real estate investment and the theoretical basis of financial risk from the analysis of domestic and foreign investment analysis and financial risk research.Second,using the real cases,through the PEST analysis of the LD project,found that the local residents have an effective market demand and the actual purchasing power.On this basis,Continue to analyze market developments and regional competitors,take a SWOT analysis of the project,we get the market analysis summary and market positioning.Third,calculate the basic financial data of the LD project to acquire the financial statements,and then select the relevant indicators for a specific analysis and evaluation.Use estimated income to calculate the profitability and financial sensitivity of the project,and then reveals that the proposed financial risk prevention measures can help solve the possible risks of financial risk in China’s small and medium-sized enterprises.This paper introduces the investment economic theory and related theoretical knowledge,as well as focus on the three or four lines of urban economic development and small and medium-sized real estate enterprises with their own characteristics,hoping to provide reference on economic evaluation of project investment for real estate enterprises and their similar enterprises.
