Through the mechanism of urban rail traffic impact on real estate prices along the theoretical analysis,the use of hedonic price model commonly used by scholars to Changchun Railway Line 4 as examples,respectively,from the analysis of both the overall and local urban rail transit along the route of real estate prices influences.We reached the following understanding: First,the factors of real estate prices is varied,according to the results of the global model,the nine factors of distance from the CBD,the surrounding science,education facilities,the distance to the railway station,near the bus lines and other real estate prices in Changchun impact obvious.Second,the impact of urban rail transit to Changchun City real estate is positive.From results,traffic convenience variables directly proportional relationship between real estate prices,as to reduce the distance of the railway station,real estate prices.Third,the model parameter estimation results indicate that residential real estate age,number of rooms,building density and landscape variables on several factors set the price of real estate is relatively small.Above understanding and achievement of scientific has a certain theoretical and practical significance for the city managers planning urban rail transit line,the rational development of real estate tax policy,the difference of the land transfer,for a rational consumer to buy real estate,the market for real estate developers to invest...
