With the great development of our economy, cities in China are expending sharply. Resident of cities is requiring more and more comfortable house and advantageous transport system. The city planners are also under the press in order to establish proper city planning and traffic programming. Actually, the lack of capital is the choke point of city development. It is the big problem for everyone that how to realize the substituted development of big cities.It is proved that URRT system plays an key role of the city substituted development. The convenient transport helps the increasing of real esate price. However, the convince takes directed beneficence of real estate developer, which it is called externality in economic. To balance this externality between real estate developer and investor of URRT, we should understand the impact of each composing factors of real estate price. The traditional analyses, such as comparing price model, datum price model and costing price model, can not account for the each forcing factors of real estate.Hedonic price Model is one of the most effective measures of explaining the change of real estate price in up-to-date theory. In HPM model the real estate price can be divided into several factors which include all the part of the price of real estate. Different factor represent different part of real estate values that make up the real price. Although HPM has great amplifications, it is still on the beginning in China. Thus we introduce HPM in this research, and instance the changes of real estate price along Xi'an No2 subway line. This research tries to measure the real impacts of real estate price of Xi'an, and some suggestions are given in the end.
