Research On Reasonable Land Reserve Quantity In Anhua County

The land reserve system play a great role in the field that promoting use land rationally, optimizing land allocation and ensuring that the state-owned land assets, since the system has been developed. The quantity of land reserve is the key issue in the process of land reserve. On the one hand, it’s necessary to ensure that the amount of land reserve to satisfy the needs of the market, on the other hand, it should avoid appearing financial pressure because of the reserve scale too large. And Anhua as a poverty-stricken counties, has a backward economic development, and the funds of land reserve are not sufficient, so to determine a reasonable amount of reserve land is an urgent real problem to be solved for government.The study used data collection, field research, principal component analysis, multiple regression method to study the influencing factors of land reserves in Anhua. And on this basis to explore a reasonable reserve model of Anhua land reserves. Provide some basis for the relevant government departments and enterprises to make scientific decisions. The main conclusions are as follows:(1) According to the theories to construct the influencing factors system of land reserve based on Anhua macro level, then through principal component analysis extract two principal components, and using the extracted principal components to do regression analysis. Reach conclusion that the top three main factors that affect results Anhua land reserve quantity is reserve funds, the level of economic development and population. And the regression model could be used to predict Anhua land reserve development trend, draw that Anhua land reserves continue to show the trend of expansion.(2) Based on the reserve funds are the biggest factor of the quantity land reserve in Anhua, consider the relationship between the cost of land reserves and amount, then combined with the actual situation of Anhua, using the theory of reference storage needs are more random continuous period (s, S) model to build the model for quantity of land reserve. Use the date of Anhua Land Reserve Center from 2013 to 2015, predicted the reasonable quantity of land reserve in Anhua for 2016.
