China's real estate industry, since its quick development for more than twenty year, has become a pillar one in China's economy and made great contribution to national economic development. But there have some remarkable problems in this development, especially the excessive unsold homes in these years which is harmful to its healthy and stable development for long term. What's more, this problem can result in more stock in related industries and slowdown of economic development, increase the bubble risk of real estate industry and threaten the financial system security, etc.Therefore, it is of great importance to destock these unsold homes so to bring this industry back to a healthy sustainable development road. As the capital of Inner Mongolia Autonomous Region, Hohhot's real estate are facing the same problem, like overcapacity, continuous downward spiral, slow digestion and serious stock. According to such a background, it is of great necessity to make further research and effectively destock its unsold homes so to promote the stable and healthy development of real estate industry.Taking Hohhot to defuse the real estate stocks as the research object,from the supply and demand sides, the use of public management theory and the relationship between market supply and demand theory and methods,based on the stock of commercial real estate Hohhot geographical features,and at this stage the supply side reforms in Hohhot combined with a policy, in full understanding of the reasons causing high real estate inventory problem basis, have put forward to resolve the housing stock in Hohhot real estate feasible to effectively improve the views, the paper has practical significance and objective necessity.The current situation of real estate in Hohhot is analyzed by supply and demand. For the supply, it includes its newly-built project ratio, investment growth, housing price and residential housing area for sale. And for the demand, it includes urban demand, improving demand by the two-child policy and reconstruction demand. At the same time, the destocking problems in Hohhot are explored, like overcapacity, impractically high land price and housing price, the local government's excessive reliance on real estate economy because of land policy, lacking of corresponding policies and legal regulations, imperfect operating and coordinating mechanism. Based on the current situation and problems and in combination with the actual condition in Hohhot, some solutions and suggestions are put forward: at first,implementation of macro-policy; secondly, tackling industrial overcapacity;thirdly, establishing the passage linking indemnificatory apartments and commercial residential buildings; fourthly, setting up a purchase and rent co-existing housing system to meet the public residential housing demand;fifth, encouraging acquisition and combination, transformation and upgrading of the real estate enterprises; sixth, abolishing all outdated restrictions;seventh, more permission for settling down in cities of registered permanent residence migration to increase the people-oriented urbanization; and at last,perfecting the monitoring system and dealing with some unsettled and ceased projects so to completely improve its development.
