In the natural resources of agriculture,land is a scarce resource,which is the material basis for human survival and development.In recent years,the rural economy and agricultural production factors market has been more rapid developed,the reform of rural land system also makes the scale of rural land circulation.The expanded market size has put forward higher requirements to the rural land market valuation.Land pricing has become the key to achieve the effective allocation of rural land resources,farmers' extra income and rural economic development.Due to the inherent characteristics of the land and the inherent limitations of other land markets,traditional pricing theory for rural land is often taken rent and production into account.It is one-sided and does not take the risk value of the land into account.In the condition of Land Securitization,the rural land is not only the means of production,but also a capital to invest.Through this research,reviews the existing land pricing methods,pricing methods according to the existing income reduction.The introduction of capital asset pricing theory and models are put forward based on the pricing model of new rural land,rural land assets income rate as the conversion coefficient of the rural land pricing.Based on the existing method of land pricing,this paper introduces the capital asset pricing theory and model,and puts forward a new rural land pricing model based on the existing pricing method of income reduction,and puts forward the rural land assets Rate as the conversion factor,and make the rural land pricing.The pricing method provided in this paper takes into account the economic premium of rural land as an asset,and reflects the economic value and non-economic value of the rural land,and further consumes the method of calculating the yield in the income reduction method.It provides the rural land market pricing research a new idea.With the reform of rural land securitization and Urban-rural integration land reform,the study of rural land pricing will have more important practical significance.
