Analysis Of Pricing Mechanism And Influence Factors Of Land Tickets In Chongqing

The land ticket is an index of link between urban and rural construction land, and the company or individual who brought the land ticket can use the ticket to expropriate land in the city suburbs. The use of land ticket avoids the legal restrictions that rural collective construction land cannot directly enter the land market. It uses market-oriented ways to explore a new method of optimal allocation of urban and rural construction land. After six years of practice and exploration, the land ticket system has achieved a certain effect on the optimal allocation of urban and rural construction land; alleviate the contradiction of supply and demand of urban construction; the reasonable use of idle land in rural areas, etc. The key to the smooth operation and sustainable development of land ticket system is a reasonable price mechanism which is based on value and the price formation mechanism of land ticket. Research of price formation mechanism and influencing factors of land ticket is of important significance on expression of interest and implementation mechanism of the farmers, the rural collective economic organizations and the government. It’s also the theoretical foundation of maintaining price stability and the sustainable development of land ticket system.First, the thesis analyzes the land ticket transaction situation of Chongqing, and points out the question of land ticket price rationality from current public. Secondly, the thesis analyzes the three modes of land ticket prices as well as the formation mechanism and factors of the different modes of prices from price formation foundation and formation process. Finally, the thesis recognizes influence factors of land ticket transaction price through literature research and expert scoring method, and analyzes qualitatively on 11 factors which are on a high degree of influence. Then SPSS software is used to do multiple regression analysis about the important factors. A multiple linear regression equation is established that the land ticket transaction price for explanatory variables, the proportion of real estate investment accounted for investment in fixed assets and the supply of land ticket and real estate transaction price explanatory variable. The results of this study show that: the land ticket price is formed under the mutual influence of the basic price, the starting price and the transaction price, and determined by the market mechanism and government administrative pricing mechanism. During the formation process of land ticket price, the level of economic development, the urban planning, ticket supply, industrial structure, investment expectations, real estate market conditions, the level of urbanization, population size and other factors will affect the price. Quantitative studies have shown that the level of economic development, ticket supply, real estate market conditions and investment expectations would have positive impact on land ticket transaction price. The study of the formation mechanism and influence factors of the land ticket price proves that the land ticket price is formed under the combined action of government and market, and the land ticket price is at a reasonable level.This thesis through the study of the formation mechanism and influence factors of land ticket prices in Chongqing can help parties involved in the transaction raise awareness of land ticket, and provide a theoretical basis for the government to formulate starting price and regulate transaction price and improve income distribution mechanism of land ticket, to ensure the reasonable of land ticket price and sustainable development of land ticket transaction market.
