In recent years,the rapid development of the real estate,banking and financial institution accepts personal loans will be increased,as the leading role in management of the loan,the risks faced by more and more prominent,borrowers,developers,and the value of the collateral,multi problems forward to the pace of bank lending.Firstly,from the definition of individual housing loans,classification,risk types and causes to start,according to the research status at home and abroad,a comprehensive analysis of the risk of personal housing mortgage loans;Second,from the perspective of financial workers,according to the Chongqing Commercial Bank of personal housing loan approval process and risk control system,discusses the risk of bank loans from financial institutions to handle;Finally case focuses on the loan before the audit ·points are analyzed and corresponding countermeasures and suggestions.Text,including six parts:the first part introduces the research background and significance of the account of the research methods,content,focus and research framework;second part introduces the theoretical foundation and research status of home mortgages;focuses on description of individual housing mortgage overview of the characteristics of individual housing loans in Chongqing,status quo;fourth part of Chongqing City Commercial Bank current individual housing mortgage risk evaluation methods described,and on this basis on a combination of actual risk assessment innovation indicators;fifth part of the actual case analysis,evaluation after the current risk assessment methods and innovative comparative analysis and validation of the innovation indicators practicality,better guard against banks face of risk;Also proposed improvements of the individual housing mortgage loans in the financial market risk prevention measures;Part VI of the conclusions and recommendations of the completion of a satisfactory conclusion of this thesis painting.The conclusions of this study important understanding is as follows:1)personal housing mortgage loans involved in the main lenders(commercial banks),the borrower,real estate developers,guarantor and insurance companies and other parties,in terms of our personal housing mortgage loans,according to housing ownership can be roughly divided policy of individual housing loans,commercial individual housing mortgage loans,individual housing loan portfolio into three categories.2)personal loans business management is divided into the loan before the loan and the loan after three stages run independently,and further refinement of business development loan application processing and loan before the survey,loan review and approval,the loan contract after the loan is approved to prepare and sign the loan guarantee conditions for the implementation of the operational aspects of the loan payment,loan file management,post-loan management,loan recovery and disposal.3)individual housing mortgage risk types including the credit risk of the borrower,the developer of credit risk,banks operational risk,guarantee risk and interest rate risk,liquidity risk and other risks.4)individual housing mortgage risk causes from external environmental factors and the commercial banks' internal systems management factors,including credit mechanism is missing in the external environmental factors related systems and inadequate laws and regulations,lack of individual housing loans security system,the lack of a developed mortgage goods circulation market,real estate development is not up to standard,the narrow channel of real estate financing;commercial banks' internal systems management factors,including risk management structure is not sound,the banks internal control system is not perfect,risk prevention and control system defects.5)Construction of Chongqing individual housing mortgage risk evaluation system,set by screening six evaluation,including the composite score borrower risk rating score of the borrower,the borrower's repayment capacity ratings,the collateral value of the property rated loans the amount and term of the loan.And in accordance with the corresponding score weighting set bank financial institutions may be verified through personal credit business management system.The verification process to take parallel processing mode with the the main loan review and approval process.6)visible from the case studies,audit of personal housing mortgage loans of financial institutions in Chongqing is very cautious,especially in the forensics part of the risk assessment system,artificial screening links still very important.Deficiencies that flexible judgment indicators of the financial statements for the authenticity of the data,the borrower background can not be quantified,Bank staff need to have a good professional quality.This paper proposed innovation indicators and improving personal credit scoring system,focusing on the review of the character and repayment ability of the borrower to standardize the design of individual housing loans operational processes,and strengthening of the internal control system developers,banks risk prevention recommendations,I hope to own insights can offer a modest risk prevention and control for the actual work!...
