In recent years housing consumption demand of china's urban residents is growing rapidly, although the real estate is developing , housing supply is also growing rapidly, with vigorous housing consumption demand, it is still in short supply, and investment houses increases in demand the structure is irrational, housing prices continued to rise, thereby further stimulate investment housing demand, real estate market is in our highly prosperous, and the relative low level of income to housing prices make mortgage loans to meet housing demand is an inevitable choice. The prosperity and the mortgage loan quality make the commercial banks to mortgage loans for housing, but along with the various risk also collects the most important is the credit risk, and our relative to the western developed countries in risk management experience is little. This article mainly through study carefully for individual housing credit risk of our commercial bank loan, sums up some suggestion in the prevention of personal housing loan credit risks. This article in the first, the second chapter mainly discuss generally about research status quo of personal housing loan credit risks , the concept of the demarcation of credit and credit risk, personal housing loan credit risks and credit risk categories and the formation mechanism, the third major analysis are the present situation and problem of individual housing loans credit risk management and in the fourth chapter, international experience learning of individual housing loans credit risk management. This chapter mainly analysis the foreign successful housing finance is how to prevent and control the credit risk, and the spreading subprime mortgage crisis gives the message of china's commercial bank loans for individual housing credit risk prevention. The fifth chapter is major in giving some proposal by personal credit systems, housing provident fund, mortgage-backed securities to improve our commercial bank loans for individual housing credit risk management standards. The last section of essay is closing, the conclusion of the paper and the further problems to be solved.
