In our country, the real estate industry as the livelihood of the macro economy, influence of pillar industry, has been a hot research topic in academia. government regulation. Commercial housing as a heterogeneous product, in addition to considering the construction of residential property itself, all kinds of city public goods residential areas will also affect the price. So quantifying urban public goods on the price of commercial housing, the effect can not only for development programme developers and property buyers home decision to provide a theoretical reference and equilibrium of government supply of public goods and the regulation of the property market to provide new ideas.104 high-rise residential projects in Chengdu six cities as the research object, by the theory of public goods, externality theory and characteristics of price model as the theoretical foundation, through field research and interviews and other methods, understand Chengdu 6th District, various types of public goods supply and commodity residential market development status analysis, and focus on from four aspects of education, transportation, medical and landscape factors selected characteristic variables, by means of principal component analysis and multiple regression analysis and other quantitative analysis methods, the establishment of Chengdu Commercial Housing hedonic price model. This thesis is divided into five parts, the first part is an introduction, the second part is introduction to the theoretical basis and model, the third part introduces the 6th District of Chengdu survey and index system construction, the forth part is the impact on prices is the supply of urban public goods were measured analysis, the fifth part is the research conclusions and suggestions. Conclusion and suggestion the main research results are as follows:1.Chengdu city six all kinds of public goods uneven distribution leads to the difference of the city's commercial housing price.All kinds of public goods supply in Jinjiang District as the most abundant area, commercial housing price is the highest, the supply of public goods than the weakest Chenghua District prices higher than 2049 yuan/ square meters.2.From the point of view of the extent of the impact of education, transportation. medical, landscape resources and negative public facilities five categories of urban public goods and supporting basic education of commercial housing price has positive influence and influence degree is relatively large, bus lines and subway station distance were of housing price to produce positive effect, but in the main urban areas traffic intensive and subway lines is not perfect, subway on prices to enhance the role is not very obvious; urban waterscape resources on housing prices have greater positive effect and other municipal landscape resources and humanistic landscape on the price has positive influence but not obvious.3.All kinds of urban public goods and medical facilities for residential prices have smaller negative effect, under the same conditions from the hospital nearer house price is low; residential area surrounding the interference factors on housing prices have a big negative impact.4.On the basis of the conclusion of the study proposed four suggestions:(1) On the quantity and quality to achieve equalization of educational resources development, thus the balanced development of the residential market in the region; (2)To speed up the process of the construction of rail transit, by rail transit construction to determine the surrounding residential land supply rhythm and intensity of development; (3) Pay attention to urban river ecological protection, control of urban landscape surrounding real estate development density; (4) Establish the linkage relationship between the supply of public goods market and the housing market, and promote the coordinated development of the two.
