Buildings act as the main producer of energy consumption and environmental problems. The rise of green buildings is an effective way to realize sustainable development. Project stakeholders are of great significance to successful implementation of green building, so it is necessary to analyze stakeholder-related risks. However, based on literature review, it is found there was a lack of risk identification and assessment of green building from the perspective of project stakeholder in China.Based on analysis of typical green building cases in China, key technology factors and market factors to the success of green building were summarized. Technology factors include the extensive adoption of air-conditioning and mechanical ventilation, etc. Whereas, market factors include lack of commercially driving forces, lack of effective cooperation, etc. Then, for green building projects in China, through literature review and classical experience-based method, the dissertation identified ten key stakeholders, including owner, contractor, designer, supervisor, sub-contractor, supplier, government, financing institution, final customer, and property management. After that, focus group was used to connect each stakeholder to each project stage. Decision-making stage involved most of the stakeholders, which to some extent illustrated this stage were at higher potential risk. Eighty-seven key risks related to the ten stakeholders were identified through literature review and interview.Finally, the dissertation took a green project as a case. Based on stakeholder theory, a risk assessment model with 10 stakeholders and 41 key risks was established. Then, an Attribute Hierarchy Mode(AHM) was applied to conduct risk assessment. It has been proved that there is a higher risk level related to designer, sub-contractor, and government in the case, while the overall risk level is medium or slightly lower. |
