With the development of economy and society,“421” family structure is increasingly becoming social structure.Relatively simple pension model is unable to meet the growing needs of material life and spiritual life.Pension estate can be largely compensated for this deficiency,it has important theoretical and practical significance to research the demand for pension real estate market.Suzhou is a typical aging city,developing the pension real estate is not only related to livelihood issues,but also useful for urban structure,vitality and development of related industries.Taking Suzhou as an example,researching the status of the market of pension estate from the point of the desire and purchasing power.Firstly,through the research of the status of the pension estate.The endowment real estate develops fast in Suzhou,but meanwhile there is a conflict between“a bed hard to find”in the low and medium-end projects and“lack of people to ask”in the high-end projects.Also,from the macro level,by four aspect of demographic?economic?social?policy.Analysing on the influence factors of the demand of pension estate.Then,through an on-site survey on the demand of the elderly for the endowment real estate,and based on the Probit model,a deep analysis finds that the elderly in the urban area show a strong demand for the endowment real estate,but they are basically in the stage of potential need,which is affected by age,personal health,occupation and the income,and predicting the total market demand and prospects of the market of Pension estate.Finally,comprehensive the two aspect,proposeing healthy suggestions for the market of pension estate from the government,societ,enterprises.
