Study On The Impacts Of The Indemnificatory Housing Policy On House Prices In Tianjin

In recent years,the real estate industry is the fastest growing industry. But in the process of rapid development,high price,housing shortage,housing quality and other issues are getting worse. We can learn that the Western countries in solving the housing problems of the residents with a mature approach with respect to China,we need to learn from them. Such as high price not only affect the life of people,and there will be the risk of the real estate market collapse,seriously affecting economic development and social stability. Although the state issued a series of regulatory policies,and achieved certain results,but there are also many drawbacks,a reasonable protection of housing policy is particularly important to ease the pressure on social housing.In this paper,the impact on house prices in Tianjin affordable housing policy as the research object,select the low-rent housing policy,affordable housing policy,commercial policy limit of three affordable housing policy,and the actual situation in the real estate market is based in Tianjin,the perspective of supply and demand to research and analysis. In this paper,quantitative methods to analysis the affordable housing policy to influence prices and the use of factor analysis and multiple regression analysis.By analyzing the obtained results show that the protection of housing standards and the protection of housing supply are all factors of prices,and security is a positive correlation between housing standards and prices,the influence of relatively large than supply of affordable housing,the impact of protection of housing supply on house prices is negative. The article also detailed analysis of correlation between each variable and prices,and then to put forward practical and reliable proposals Tianjin affordable housing policy.
