Since the reform and opening, our country’s real estate industry has been development rapidly, vigorously promote the development of nation economy and strongly improve people’s living standard. But the rising real estate price also raised new problems. Real estate price is still rising, especially the housing market price is more obvious. From the point of supply and demand, it is because the housing market demand is greater than market supply. However, housing market demand including rigid demand and investment demand, the investment demand of housing market played an important role in price rising. Therefore, this paper choose Shenyang housing market rigid requirements to analysis and research, sort out the Shenyang housing market supply and demand situation, analysis the equilibrium of Shenyang housing market, propose put forward reasonable suggestion for the healthy development of Shenyang housing market.First of all, analysis housing markets supply theory, demand theory, supply and demand equilibrium theory. In-depth understanding the conception and characteristic of housing market, supply classification and demand classification of housing market, equilibrium and non-equilibrium of housing market. According to the current academic’s views and opinions of rigid demand, defined the concept of housing rigid demand, the definition of housing rigid demand is consists of two parts, one part is included the resettlement housing demand, the newlyweds housing demand, the increase of new migrants housing demand etc. which named the pure housing rigid demand, the other part is the improvement of housing demand, then analysis the various demand. At the same time, analysis the calculation method of housing rigid demand, determine the calculation method of this paper.Secondly, based on the theoretical analysis, estimate the resettlement housing demand, newlyweds housing demand, increase of new migrants housing demand and improvement of housing demand of Shenyang in 2008-2012, then get the housing rigid demand of Shenyang. According to the calculation of housing rigid demand, analysis the relationship between housing market supply and housing market total demand, the relationship between total demand and rigid demand, investment demand, the relationship between supply and rigid demand. Specific analysis the equilibrium degree of housing market supply and total demand, the proportion relationship between rigid demand and investment demand, the impact on housing pries, the equilibrium degree of housing supply and housing rigid demand.At last, get the conclusion that the proportion of rigid demand is declined, the proportion of investment demand is raised, the imbalance between housing market supply and rigid demand is expended, the housing supply is less than total demand.According to the research result, in order to promote sustainable and healthy development of housing market in Shenyang, proposed the followed suggestions based on the practical problems of Shenyang housing market:continue to adjust the structure of housing product supply, increase the development and constructer of affordable housing, effectively inhibit housing investment or speculative demand.
