Influence Factors Research Of Effective Governance In Residential Communitiy

In residential communities,internal management problems are widespread,disputes and conflicts occur frequently,how to effectively manage becomes a problem.This paper analyzes the influence factors of effective governance in residential communities.To measure the governance effect of residential communities,evaluation index system of effective governance was built.The evaluation found that current governance effects of residential communities are not ideal in Xianghe Street.And different types among residential communities have different governance effects,the governance effects of urban residential communities are obviously better than urban villages’.Therefore,this paper analyzes the influence factors of urban residential communities and urban villages respectively,and draws consistent conclusions.Governance mode is an important factor affecting the effect of community governance.With professional management and service providing by property management company,residential communities can achieve a good daily management effect.On behalf of all homeowners,homeowners’ association can achieve effective governance of common property,maintain homeowners’ common interests and supervise property management company.Therefore,community governance framework with homeowners’association as the core,coordinating the relationship between neighborhood committee and property management company,provides a possible way out of the dilemma of residential community governance in the future.
