The Negotiation Of The Church Purchasing Property In The Period Of Peking Government Of The Republic Of China

The Christian churches’ purchasing of the real estate in China has been a long time.During the two opium wars,missionaries rely on Chinese and foreign unequal treaties to obtain the privilege of housing and purchasing real estate in the Mainland China.The late Qing government and other countries had issued lots of negotiations on the pursuing of real estate by the church,but its efforts were perished along with the overturn of the feudal society.With the popularization of modern international law and foreign concept,the Beijing government began to negotiate with other countries on the basis of “The principle of change of circumstances” aiming to pursue the national sovereign equality,the abolition of the strong and powerful privileges of the other countries.The Beijing government proceeded under flexible adjustment of the negotiation strategies,which showed a gradual deepening process,against different kinds of cases related to the churches’ purchasing of the real estate.These negotiations inheriting the Chinese and foreign church purchasing real estate policy in late Qing Dynasty,initiating the leasing policy for the church issued by Nanjing National Government,is an important part in foreign churches’ purchasing of the real estate.This thesis is devoted to the negotiations of the churches’ purchasing of the real estate in the period of the Beijing government in the Republic of China.In addition to the introduction and appendix,the whole thesis contains five main contents.The introduction part presents the relevant researches in detail and puts forward the reason in choosing the topic and its innovation.The appendix contains the cases of the churches’ purchasing of the real estate in the late Qing dynasty and some of the relevant maps,contracts and regulations in the cases of the negotiations on the purchasing of the real estate of the churches in Beijing government of the Republic of China.The first chapter mainly discusses the origin and development of the churches’ purchasing of the real estate,the causes of the negotiation on churches’ pursuing of the real estate and the general introduction and the new changes of the churches’ purchasing in the early years of Beijing government of the Republic of China.Based on the timeline,Chapter Two to Chapter Four analyzes each typical case in detail,which is to examine the processes and influences of the diplomatic negotiations on churches’ purchasing of the real estate in this period through researching the renting of the real estate,the lease paper of the churches,the negotiations on the inspection of the contract and the handing over of the real estate owned by the churches etc.The fifth chapter evaluates and reconsiders the negotiations on the purchasing of the real estate of the church in Beijing government of the Republic of China from the aspects of the nature,characteristics and influence of the negotiations.
