In recent years,China's macro economy has been growing steadily.According to the change of the original situation,the Central Committee has repeatedly put forward the reform.The real estate industry as a whole the whole chain,also need to change,not only with a lever to inventory,and to speed up construction,promote the development of urbanization,urban residents meet all reasonable housing needs,and promote the overall progress towards a healthy real estate market development goals.In 2017,under the guidance of the new round of policies,the real estate industry has faced a marked improvement in investment growth,housing price adjustment and volume slowdown.The land turnover of the government has risen sharply,and the enthusiasm of the real estate merchants is also rising.The real estate market shows a hot situation.With the reduction of the volume of land in the first tier cities,the form of transaction is changeable,and the increment of urban housing will be relatively slow.And large cities,such as Beijing and Shanghai,are moving outward from foreign population,which will cause a large number of mobile population outflows.The population will gradually move to the first-or second-line cities,and Dalian will be a good choice for the population.Through 2014 to 2016,three years of real estate regulation and the digestion of real estate inventory,Dalian will usher in a peak of the demand for the real estate industry.The inflow of the foreseeable population will boost real estate sales to a new step.In 2017,it is only a start.It is expected that in the next few years,the real estate industry in Dalian and the Northeast will enter a period of development.The first to bear the brunt is a few areas with excellent geographical location and strong customer base.For example,the Donggang region of Dalian,the Southern China region,the airport area and the old Jinzhou main city area of the Jin Pu new area and the southern coastal region(the sea China region).In the course of the development of the next few years,these areas will lead the progress and development of the whole Dalian real estate industry.The marine China project is located in the southern coastal area of the Jin Pu new area.Based on the sea China project itself,the advantages and characteristics of Dalian Jin Pu new area sea China project are analyzed in many dimensions.From the characteristics of geographical location,social environment market characteristics to customer and demand characteristics,a comprehensive analysis of the particularity of the environment in the project.According to the implementation of the project's multiple stages and customer service feedback,it compares the comprehensive operation of other projects in the same area,and finds out the reasons for the healthy development of China's housing projects and the problems to be solved.Through visiting research,we get a lot of data,and then we get the sensitive points of the plots in the same condition area and the demand for the real estate project of the buyers.From the view of project group,summarize the advantages and disadvantages of sea Chinese the previous project,China roots sea area project rational development,and through comprehensive sea China project to test again Chinese whether inductive summary sea theory applies in the new stage.From the perspective of regional groups,through the analysis of Dalian Pu District China sea conditions and the existing residential and other surrounding residential projects,summarizes the basic types of products to meet customer demand in the Cape coastal region,in order to guide the planning and positioning of the southern coastal region of the follow-up product.Although there are many residential projects in the same condition in China,the overall situation of each project is quite different.The overall development situation and effect is not ideal.And the sea China project is in the first place in the same condition section from the early preparation to the process management and the final sales situation.Therefore,the study of China's housing projects in the sea provides a theoretical basis for the development of regional real estate projects,and provides some guidance for the implementation of follow-up projects.
