The management of investment risk is an important part of the construction management of modern engineering projects.With the transformation of traditional construction to modern construction,investment risk management plays a more and more important role in the overall management activities of the project.The management of investment risk has not been separated from the traditional management,but it is not a simple continuation and refurbishment of traditional management.With the increasing demand of real estate in China,the number of real estate investment projects is increasing.In the process of investment in real estate projects,strengthening the risk management work is of great significance to the smooth progress of the project.Based on the basic research of risk management,we set up the risk for RC company's real estate investment implementation process as the research object.The specific content analysis mainly includes the following aspects:(1)basic concepts and theoretical exposition.This part mainly elaborates on the basic concepts and theories involved in risk management,and further improves the understanding and foundation of real estate investment risk management theory through theoretical study.(2)RC company real estate project investment risk identification.This part selects the real estate project of RC company as the specific research object,and carries on the detailed analysis to its existing risk.(3)the fuzzy level method is established on the specific method selection of RC company's real estate project investment risk analysis.The choice of this method can provide a reasonable and effective analysis and evaluation method for its risk analysis.(4)put forward the solution to the investment problem of the real estate project of RC company.Summarize and evaluate the results of detailed analysis of safety management risks of above projects,and take corresponding measures to solve specific problems,so as to promote the orderly development of projects.In this paper,the following conclusions are summarized based on the project safety risk management analysis and research:(1)the investment risk of real estate project of RC company,mainly for the risk investment decision period prior to the construction risk,construction risk,lease sale risk of 4 main factors,and risk and policy environment to subdivide their development the timing of investment risk,the risk position of 25 subdivision factors;(2)in this paper,the fuzzy comprehensive evaluation method based on fuzzy and difficult to quantify the problem has obtained results advantages,but lack of hierarchy,and the analytic hierarchy method has good characteristics just can effectively compensate for this shortcoming,to integrate the two to build the fuzzy comprehensive evaluation method for RC real estate project investment risk evaluation(FAHP).(3)in order to ensure that the level of risk management of railway company RC real estate project investment promotion,4 periods from the investment decision-making stage,construction stage,construction period,the lease sale and put forward the corresponding countermeasures,and puts forward corresponding measures: strengthen the construction of the core competitiveness of RC company,standardize enterprise accounting system and financial management pay attention to the establishment of honesty system,the real estate enterprise image.
