With the gradual realization of the integration of Chinese towns and cities,the commercial housing economy has developed rapidly.Commercial housing into thousands of households,because of the high prices,the accuracy of the housing area related to the housing area is also highly concerned.There are numerous instances of disputes arising from area differences.Therefore,it is very important to know and understand the reasons for the difference between the forecast area and the measured area of the commercial housing.Also painted by scientific and effective measures to reduce the prediction and actual surveying and mapping the area difference,can protect the legitimate rights and interests of buyers,at the same time can reduce the resulting social contradictions,avoid to produce more and more social conflicts,to maintain social stability is of vital significance.Through engineering examples,this paper under the guidance of tutor,analyze the project specific data,summarizes commercial housing forecast draw and area difference of surveying and mapping and fundamental solution is put forward.The reasons for the difference of the area are summarized in the following four aspects: first,the planning and design changes of the real estate development and construction units are changed due to various reasons.The construction unit fails to work according to the drawings;3.Different surveying and mapping institutions;4.Other factors.Because the main body that produces area difference is the unit that housing ginseng builds,so the solution also is opposite the medicine.The real estate development unit should strengthen the preliminary review of the data and reasonably locate the project;Planning for early homework and reducing planning changes;Eliminate the "side decision,side design,side modification" three-side project;Assist construction unit to understand the drawing.Construction unit should do: to participate in engineering technical personnel,control personnel,service personnel to choose the post;Strictly control material quality control;To determine scientific and reasonable construction plan;Scientific use,maintenance and maintenance of construction machinery and equipment;Environmental protection measures for the construction environment.The surveying and mapping unit should strengthen its understanding of the pre-engineering situation and strictly review the information of the newspaper;Proficient in CAD and auxiliary measurement software;Improve the level of professional surveying and mapping;The measured phase should strengthen the use of prediction data.The social authorities should improve the management function in the system;Increase the publicity of two surveying and mapping changes;The department of housing management should conscientiously perform the functions of supervision.In order to avoid greater differences,the relevant units work together and cooperate closely.At the same time,the housing transaction center should strengthen the supervision of surveying and mapping work,and review the surveying and mapping results.The surveying and mapping person shall conduct surveying and mapping work in a fair,open and just manner.
