Blooming real estate industry in China once played the role of leading and supporting national economy development,while in recent years;the situation of real estate industry gets fairly tough and even hits the bottom.In this cooling real estate market,the stubborn high frequency of safety accident is quite worrying.Construction safety management has been a difficult point in real estate construction for authorities at all levels,owners' supervision companies and construction contractors.Compared with ordinary buildings,residential project is of some particularity.Low cost,thin profit,low industry status and influence result in a series of problems,such as insufficient attention,incompetent staff,poor management and lack of financial support and safety control measures,which will definitely deteriorate safety management situation even worse.Based on strict and scientific theories and methods,this paper carries out in-depth study over safety risk in construction of residential projects and explores management of these safety risks.Firstly,construction processes of residential projects are divided according to management system of my enterprise,and classification construction safety accidents is adjusted according to actual construction situation.Then an expert team is organized to collect and make the safety risk list of construction of residential projects.After that,the expert team adopts expert assessment method and working condition hazard assessment method(LEC)to implement construction safety risk assessment.After calculating of value at risk of potential hazard in main operation activities establish risk rating table and risk distribution map and screen risks to form the list of main safety risks.In the end,analysis and obtain common accident types with statistical analysis of historical data.Fault tree of these common types of accidents is built by Fault Tree Analysis method,from which minimum cutest is determined and potential risk factors and types of the hazard are found out.After these potential risks are analyzed by risk list and risk rating table,countermeasures are proposed to build the risk supervision system of construction in residential projects.To some extent,the paper can be instructive to improve owner's risk management level of construction in residential projects,and offers an idea and approach for more comprehensive,scientific and systematic research on safety risk management of construction in projects.
