With the rapid development of urbanization,urban rail transit develops rapidly,As the important supporting facilities of rail transit,the number of Metro Depot is increasing rapidly with the rapid development of subway.According to metro construction requirements,Metro Depot needs to occupy 15-45 hectares of land for independent layout,which exacerbated the shortage of urban land resources.In order to utilize Urban land resources intensively,domestic cities have carried out a series of Metro Depot cover property development practice,actively Implements an integrated planning and design of Metro Depot and the surrounding land,under the premise of ensuring the normal operation of rail vehicles.However,the development of Metro Depot cover property in China's is still in the primary stage,the functional positioning,spatial layout and the related theoretical knowledge and practical experience of the function and spatial coordination of the Metro Depot are insufficient,which lead to the Single function structure,Insufficient space vitality,isolation between the Property and urban space.Hong Kong who has developed rail transit,exploit multi-functional property on the metro depot earlier,there is a great vitality on the metro depot property and close contact with Surrounding cities.This paper aims to carry out the case study of the metro depot property of Hong Kong,summarize characteristics of the function and its spatial distribution of Metro Depot cover property,to rich theoretical research and provide some reference for the development of the metro depot property in China.This paper focuses on the two core issues of the function and the spatial layout of the metro depot property to develop its research and exploration.Firstly,this paper makes a basic study on the function of metro depot property,definite and classify some relevant theoretical concepts;then it summarizes the current situation of the development of Hong Kong Metro Property and Metro Depot,which pave the way for the following specific case studies;next paper makes a case study on 6 metro depot property in Hong Kong,through the method of data search and field investigation,to sum up the characteristics of each metro depot property.Then,the paper compares the 6 research cases from 3 aspects: basic function unit,function combination mode and spatial layout form,to summarizes the functional characteristics of metro depot property and its related factors in Hong Kong.At last paper propose the developing trends of Hong Kong metro depot cover property,and then prospects for the future.The research of this paper is the development direction of land development and utilization in TOD field,especially in the area of rail transit,it can improve the status on the study of the theory behind the practice,the study conforms to the process of rapid development of urban rail transit,it has certain significance to promote the development of the metro depot cover property in our country.
