The Cost Control Research In Residential Area Parking Lot Planning And Design

This paper is aimed at researching the cost control in the design of Residential parking lot.Firstly,according to the research results,this paper has analysis of the parking situation in Guangzhou,mainly containning its construction situation,the way of parking,and parking problem.And then,this paper has summarized the historical backgrounds and reasons of residential area parking problem,then identifingthatconstructing the underground parking lotin urban residential area can solve parking problem.Then in order to controlling the constructing the cost,this paper has put forward the main factors in cost controlling,and inturn,coming to the conclusion that,to control the constrution cost,in the design phase,there are two sides:The one is in the early stage of the design,to choose the reasonable form of the parking lot.Firstly this paper has analysis the four common combination parking forms of its costs and benefits.Secondly,at present,the combination of the four common parking form has four kinds they are the parking building,the ground parking lot +parking building,theunderground parking lot,the ground parking lot + the ground parking lot.According to the data of each project,this paper puts forward the computational method of construction cost for four kinds of parking lot form,after comparing,to choose the most appropriate parking lot combinations.The second is,in the construction design stage,to anaysis the points of the cost controlling,after determining the appropriate parking lot form combination in the planning design stage.To controlling the the parking lot construction cost,this paper has proposed some methods like selecting the appropriate ratio of parking space,controlling the scope of the parking lot,layers,buried depth,improving the parking rate,reducing the height and overburden soil,and so on.Finally,this paper has using four examples to verify the ways real effectiveness,summarizing in this paper.And then,coming to the conclusion that using the methods,recommended in this paper,can effectivly reduce the costs in the construction of the parking lot.The full text is divided into six chapters:The first chapter: introducing the selected topic background,meaning and purpose,relating research status at home and abroad,research scope and research method for general discussion,laying the foundation for the paper.The second chapter: providing the basis of the research paper.Mainly elaborates the present parking lot construction in residential area,and the historical background and cause of parking difficult problem.The third chapter: providing the focus of the paper.Mainly elaborating the combination form of parking lot,and analysising the importance of choosing the appropriateparking lot forms in planning stage,for controlling the parking lot planning construction cost.The fourth chapter: providing the focus of the paper.Summarizing and inducing the key points of controlling the parking lot planning construction cost,in the construction design stageThe fifth chapter: providing the application of achievements of this paper.Through the analysis of the four projects,aboutits present situation,putting forward relevant optimization strategy which is combined with the proposed strategy,and then verifying the rationality and feasibility,which is put forwarded in this paper.The sixth chapter: as the conclusion part,summarizing and prospecting the planning and designning of the urban residentialparking lot.
