In recent years,the research on China's real estate industry standardization has made great progress.With the gradual establishment of standardized design system on China's residential real estate projects,the theory of project risk management has gradually made greater progress.Currently,in the field of standardized design on the residential real estate projects,risk management is not mature and the risk management system is gradually established and perfected.Based on a large number of studies related to standardized design and risk management literature and from standardized design features of residential projects,this paper presents requirements of risk management on standardized design.Through surveying experienced professionals,analysing the historical data and combined with the flow chart,the paper does risk identification respectively at various stages of standardized design.It does the risk analysis and assessment and the risk response.Then,it establishes risk assessment models basing on analytic hierarchy process method at various stages.And according to ALARP principle,it develops the risk response strategy from the risk assessment level of the model.Finally,this paper takes a standardized project as an example,identifies risk factors for the qualitative analysis and uses the model to carry out the risk analysis and assessment and response in the scheme design stage of the project.This paper is researching on risk identification,risk analysis and assessment,risk response and risk monitoring at various stages of standardized design from residential projects.This article aims to carry out a scientific risk management and decision-making and provide a safe environment for standardized design of residential projects.It will effectively carry out quality control,schedule control,cost control and achieve the goal of the project.We hope this research on the standardized design system and risk management system of real estate project has a certain reference value. |
