The Research Of The Detached Sales Center Design For Reusing

With the development of real estate market in China,sales center gradually becomes a kind of commercial building with Chinese characteristics,playing an important role in showing commercial building to customers,arousing their purchasing desire and completing transaction for commercial building.With the boost of real estate market in recent years,sales center is paid more and more attention by property developers,as an important part for marketing and publicity.The demand for improving the scale and quality of sales center inevitably results in the increase of the cost for sales center.Therefore,how to utilize sales center in the later period? Demolition after utilization not only wastes financial resources but also causes negative influence on environment because of building rubbish,which is not suitable for social environment.Therefore,in the beginning of designing sales center,land agent and designer have to make a long-term plan for sales center,either used as chamber,commercial service and other community support functions,or efficiently dismantled for recycling and reusing.Detached sales center is the most representative among all kinds of sales centers that is relatively detached in appearance and function,with flexible design and rich reusable mode.Through analysis and research of detached sales center and sales center similar to architectural form,this paper summarizes the design methods for reuse,with intention to rise the utilization efficiency of full life circle for detached sales center.This paper is divided into five chapters.The first chapter is introduction,briefly introducing subject background,research target and research methods in the paper.The second chapter analyzes the origin and current situation of independent sales center and researches the development procedure,realistic meaning and existing problems of independent sales center.The third chapter briefly summarizes three kinds of methods for recycling.The forth chapter researches the design of reuse: first,analyze the influence on reuse caused by location and layout of independent sales center;then,deeply analyze three kinds of methods for recycling of independent sales center from the following aspects: relevant theories,design characteristics and design methods;finally,propose design principle and design strategy based on the idea of reuse and make a prediction for independent sales center about its development direction in the future.The fifth chapter is conclusion,summarizing the research content mentioned above.
