| The urbanization of China has entered the stage of transformation,which is the main stage of the development of "quality enhancement".Promoting the renewal of old residential areas is not only the explicit requirement of the strategy and policy for national urban development,but also the internal needs for the development of many cities.In this context,the Baoji municipal government plans to efficiently update hundreds of old residential areas in five years,and selects Jinlingxincun as an initial pilot for the renewal of old residents.However,the target orientation of the actual renewal work,financial support for reconstruction,the short-term construction and other problems directly affect and restrict the updated content and specific design of Jinlingxincun.Based on the renewal reality of Jinlingxincun,this paper will make a deep study of its renewal planning.The primary problem of the residence renewal is to determine the updated target positioning to guide the follow-up design and construction.Firstly,this paper analyzes the historic value of Jinlingxincun,the construction environment and the updating of the subject’s appeal,and draws on the appropriate renewal idea,and determines the renewal positioning and target of Jinlingxincun.The primary factor affecting the completion of the update target is the support for updating the funds.Therefore,this study based on the updating goal of the overall capital estimate,to find out the overall shortfall contradiction.Combining the case and the reality of Baoji,analyzing the ways of coping with the financial problems,and allocating the new project content according to the actual fund support results,constructing the project library of Jinlingxingcun renewal planning.and the project library content needs to implement the construction requirements and objectives efficiently,and also objectively affect the follow-up planning and design.So the research further analyzes the characteristics of the implementation construction of the specific renewal project,and proposes the updating countermeasure of the project.Finally,combining the aforementioned update objectives,financial and construction constraints,from the road traffic system,municipal and public service facilities,green space and residential buildings to summarize the updating of the project positioning and transformation principles,and the status quo of the construction of residential area,to carry out a specific update design response.The thesis of this paper put forward corresponding strategies and measures respectively from pre-renewal target construction,design constraints at the capital and construction levels to concrete project design at later stage so that the renovation and construction of Jinlingxincun in Baoji can be carried out in a reasonable and orderly way.At the same time,it can provide reference for other residential areas in Baoji. |
