Research On Post-occupancy Evaluation Based On Serviceability

Since the reform and opening up,the international market stimulation and the objective need of improving the design quality have promoted more and more scholars in the architectural field of China to focus on as well as study the post-occupancy evaluation.Compared with the West,the POE research in China started late;its evaluation system has not been complete;and it has mainly been concentrated in the satisfaction evaluation.In view of the current construction environment and the research status,this study argues that the future POE research in China should pay more attention to the serviceability of buildings,ensure the validity of public participation,and draw on other foreign theories widely.Therefor,this study constructs the framework of the post-occupancy evaluation based on serviceability unconventionally,which is on the theory of Serviceability Tools by Canadian scholar Gerald Davis and the others,hoping to expand and optimize the current POE system in China.First of all,this study sorts out the international POE system,finding that the POE system dominated by the satisfaction evaluation in China still has the limitation of the method type,and confirming that the serviceability evaluation,which is the theoretical basis of this study,and the satisfaction evaluation are comparable,because they are of the subjective comprehensive evaluation.Secondly,on the basis of the in-depth study of the serviceability evaluation method,this study uses some mature operation methods of the satisfaction evaluation for reference,adjusts and perfects the serviceability evaluation method according to our running environment,and constructs the framework of the post-occupancy evaluation based on serviceability.Thirdly,taking the gymnasium in West Precinct of South China University of Technology for example,the post-occupancy evaluation based on serviceability is carried out.Since this method has not been applied in China,this study also uses the satisfaction evaluation method to operate the same case as a verification of the new method.In the case operation,the target building and its related groups are investigated preliminarily first;the evaluation index system of college gymnasiums are constructed by the mean of word frequency statistics next;the program of the post-occupancy evaluation based on serviceability and the program of the satisfaction evaluation are designed respectively at last.Finally,according to the data collected from the evaluation,this study makes a comparative analysis of the results of the two post-occupancy evaluation methods.It is found that the higher the matching degree between the building performance and the demand,the higher the satisfaction degree.However,some evaluation results of indicators are different.The main reason for speculating the difference may be that the results of the satisfaction evaluation often represent the wishes of most ordinary users,while the post-occupancy evaluation based on serviceability emphasizes the trade-offs of multiple interests.Overall,the latter is more comprehensive.In addition,this study also proposes the optimization strategies of the post-occupancy evaluation based on serviceability.According to the case operation of the gymnasium in West Precinct of South China University of Technology,the author thinks that the framework of the post-occupancy evaluation based on serviceability is reasonable and feasible,having the value of further research.Once the serviceability scales for particular building types are fully developed,it is highly promising to achieve rapid evaluation and comparison of such buildings.
