The Research On The Change Of The Demand Of Commercial Housing In The Pearl River Delta

With the rapid development of China's urbanization,the tendency of the land resources shortage is more and more various.Urban residents have more demands about apartment layout.Urban apartment design style has to conform to the law of the urban residential development but also adapt to China's national conditions.Tight department layout become a fashionableurban residential living form.This tendency shows not only the reduction of the apartment but also a new life style with efficieny,simplicity and comfort,embracing a new and material residency culture.To meet the demands,this paper functionallyanalyzed the development Pearl River Delta residential buildings in last decade.What's more,this paper put forward a degsin to follow the nees of the most urban residents,which can effectively improve people's quality of life,narrow the gap between the rich and the poor,and promote the development of residential units.From the research in this paper,we can conclude that:(1)According to the the needs of residents and the national conditionin the Pearl River Deltaregion,the design principle of the urban department should be reasonable layout,appropriate area,the integration of kitchens and washrooms,functionality,flexibility,energy saving and environmental friendly.(2)This paper put forward the temdency of the residential real estate in the future and analyzed the reasons contributing the phenomena above from the structure of kitchen,washroom,balcony and bedroom.Moreover this paper compared the apartment charachteristics between the past and the future.(3)From the functional constitution and combination form of the apartments,the Pearl River Delta are described in this paper.Department style in the area can be divided into the overall residential,point type,corridor style,courtyard style pattern of space.(4)From economy,culture and environment,this paper put forward respective suggestion to improve the urban apartment design style.This paper also analyzed the Shenzhen callrayinternational Apartments project and gave some factual suggestions.(5)This paper studied in the Pearl River Delta area small Huxing kitchen design,draw several schemes for the design of the kitchen,and to a 90 square meters of specific units of the kitchen design case analysis.
