| With golden ten years long term development of estate market,exploitation of some hot cities including Beijing,Shanghai,Guangzhou and Shenzhen is tending to be saturated.However,there are still lots of people enter these cities every year because its advanced development economy and abundant public resource.At present,scarcity of land resource in hot cities further highlight with speeding up consumption of commercial housing stock,at this time,operation of urban village transformation project,the importance part of city updating project,has becoming another important measure of estate enterprises basing on hot cities.Now,enterprises which can fulfill promise with government as well as relocatees,and delivery more than expected relocated property will gain more opportunities to transform urban village.In addition,with continuous coming out of leading polities,and customers mentioned higher requests to house quality and comfort degree,edition dinding decoration apartments are replacing traditional rough apartment step by step and it becomes tendency.However,quality management of edition dinding decoration apartments is more complicated greatly than rough apartment.Relocated rental area project of China Resources in Dachong not only has features of urban village transformation project,but also covers lots of delivery of edition dinding decoration apartment.Therefore,it has important realistic meaning to research the project’s quality management,among them,as construction quality management of project’s top management and with big background of developers oriented managing pattern,it deserves to study deeply.The thesis introduces general situation of relocated rental areas project,goal of quality and construction pattern firstly,use overall quality management theory and Pareto analysis from all levels quality management system of project operating.In aspects of staff,machine,material,measure and environment,we sort out existed difficulties of constructors’ quality management separately.What’s more,according to “5+1” pieces acceptance request and customers’ sensitive point before completion and record,we use Causal analysis to analyze deeply in designing,collecting and quality management of construction for finding out possible hidden troubles..In the end,aiming to difficulties and hidden troubles from analysis,we make practical constructor quality management policy grading four stages.The first stage,we make project to improve construction drawing investigation quality and in time advanced warning mechanism,at the same time,plan quality month action.Secondly,we make corresponding plan in guidance of construction sample,special project of leakage prevention,supply of A side,management of entrance and delivery sample construction of edition dilding,also,establish transformation standard of basement functional houses.The third stage,we mainly plan control key point of edition dinding quality,control of outside network construction and evaluation of unit debugging project.The fourth stage,we proceed arrangement of finished products’ protection measures and quality control of acceptance data.According to different constructing phase,we use corresponding quality plan project to ensure smooth and perfect delivery at the same time,provide follow and reference of subsequent edition dinding’s project. |
