Research On Risk Identification And Response Strategies For The Early Stage Architectural Design Projects

Among each stages of the architectural design projects,the concept design stage,the program design stage and the plan developing stage are all at high risks.This paper defines the architecture design projects that taking place during the three stages as projects of early stages.By the more complicated requirements of the real estate,architectural design business will be facing a severe challenge of being reshuffled,therefore they must pay attention to their risk management in the planning of future enterprise development pattern.The enterprise's risk management capability will play a critical role in its development.This essay reviews the status quo of the research on risk management of architecture design in China and abroad,describes comprehensively the risk of the early stage of architectural design,and introduces the content and methods of the research.Base on the risk management framework "ISO31000:2009/Risk management–Principles and guidelines",the circulation procedure of process management "ISO9001: 2000/Quality management systems",and AHP of "IEC31010: 2009/Risk management–Risk assessment techniques",27 key risk factors were identified by searching the domestic and foreign literature retrieval and practice questionnaire.AHP was used to conduct consistency testing and weight statistical analysis for the twenty seven key risk factors.They were arranged in the sorting of risk importance,and were divided into high,medium and low risk warning zones.The statistics showed that 17 key risk factors belong to high and medium risk warming zones.Verified by case study,it was discovered that the weight of risk factors will happen in accordance w ith the characteristics of the projects,but the risk factors will not exceed the general category outlined in this paper.The effect is relatively ideal.Finally it proposes risk response strategies against internal and external risks of the early stage of architectural projects.The risk identification and response strategies advanced in this paper can provide some data support for architectural design business' s early stage projects and effectively improve its risk management level.
