With the development of our economy and the progress of the society,people’s living standards improves gradually,more and more consumers begin to pursue higherquality consumption experience and service.There are some problems that 2D graphics is hard to understand and the whole data is hard to save and transfer,then lead to some difficulties like low-efficiency management and poor-quality service,These problems create new contradictions of peoples’ service oriented needs of modern operation and maintenance(O&M)management.BIM is the core technology for informatization of building industry,and it can improve informational level of the commercial real estate(CRE)O&M management,then realizes systematic,sophisticated and intelligent O&M management.Currently,the study and application of BIM technology used in O&M management of CRE is still in the exploratory stage,it lakes clear applying objective and scientific applying effect evaluation methods,and different companies has different application of BIM,so the BIM technology application functions is not comprehensive.Therefore,it needs to build the whole-process application function system of BIM technology for O&M management of CRE,then builds and improves the corresponding supporting system.Firstly,this paper analyzes the research and application of BIM technology in the construction industry and the insufficiency of our country’s O&M management of CRE,then defines the concept of CRE O&M management and application system based on BIM.Secondly,draws lessons from foreign CRE O&M management functions,thispaper builds China’s CRE O&M management application function system,and through the data investigation,it uses the fuzzy cluster analysis method to filtrate all the application functions by the importance and the correlation with BIM,it gets the core application functions of BIM in CRE O&M,then builds the application function system of O&M management based on BIM for CRE.Thirdly,this paper builds application supporting system of BIM based O&M for CRE from four aspects:BIM O&M management platform,flat network organizational structure,operational management mechanism and Policy and legal measures,provides supporting measure for the realization of O&M functions form technology,organization,management and policy.Finally,this paper builds a CRE O&M management applying effect evaluation indexes system through two aspects named ‘ application functions system’ and ’application supporting system’,and it uses entropy weight method to determine the weight of the indexes at all levels.Then this paper constructs a applying effect evaluation model of BIM in CRE O&M management by using the extension theory,then it demonstrates the science and validity of the model by case study.The research results of this paper has made the goals about using BIM in CRE O&M clear,and it is beneficial to apply BIM in CRE O&M management more deeply and systematically;This paper provides a scientific evaluation method to measure the applying effect of BIM technology,and provides theoretical basis for applying decision and process control of BIM. |
