Research On Life Cycle Management Of Commercial Real Estate Based On BIM Technology

With the continuous improvement of domestic commercial real estate project development speed,the number of commercial real estate projects under construction and built is increasing rapidly,and gradually to the third and fourth-tier cities.Under this background,the competition of commercial real estate projects is extremely fierce,and the commercial real estate development enterprises' demand for refined and scientific management of commercial real estate projects is also growing.The domestic commercial real estate development and management model often regards the return of funds and cash flow security as the primary task,but often neglects the late operation and service of commercial real estate,but this part is exactly the most important,stable and long-term profit way of commercial real estate.How to build a scientific management collaboration platform to solve the problems encountered in the life-cycle management of commercial real estate needs our commercial real estate practitioners and theoretical researchers to give answers.Firstly,through reading a large number of literature and collecting market data,A literature review and correlation analysis of domestic and foreign research on commercial real estate management and project management research based on BIM technology is studied in the thesis,and on this basis,determines the research content and method of the thesis;secondly,it expounds the status quo of commercial real estate classification and management mode by qualitative analysis and case analysis.This thesis elaborates and analyses the existing problems and their causes,and then uses qualitative analysis method and in-depth interview method to deeply analyze the value of introducing BIM technology into the life cycle management of commercial real estate,that is,using BIM technology to solve various problems in the management of commercial real estate caused by personnel quality,organizational structure,management system,management means and so on.Case analysis and comparative analysis prove the application value of BIM technology in commercial real estate design management,planning management,project quality,cost management,etc.Finally,based on the theoretical framework of collaborative management,the thesis gives the suggestions of building a life-cycle management platform for commercial real estate based on BIM technology,and elaborates the function composition and implementation path of BIM management platform in detail,so as to realize the adoption of technology.The effective closed-loop of technical means and management means can solve the problems existing in the life cycle management of commercial real estate.Although BIM technology can play a technical supporting role in the development decision-making,planning and design,engineering construction,operation and management of all stages of life-cycle commercial real estate management,there are still unsolved problems.At the end of the article,the expectations and prospects are put forward.Based on the research of commercial real estate management,some strategies and suggestions is gived in the thesis on the BIM-based commercial real estate life-cycle management platform,which enriches the technical means of commercial real estate life-cycle management to a certain extent,and then guides commercial real estate managers to improve the management level of commercial real estate projects.
