The rapid development in the process of the city,the contradiction between the shortage of land resources has become increasingly obvious,physical aging,city function decline,poor infrastructure,waste utilization of land resources,historical and cultural features disappeared more problems in the process of old city.Therefore,it is a hot topic in urban planning and construction at home and abroad to reproduce the old city prosperity,seize the opportunity to carry out the construction of the new city and the renewal of the old city.On this basis,the government in order to adapt to the economic growth of the demand for land,the positive response of urban renewal policy,with the increasing efforts to explore the potential of stock construction,many problems are not graduasl,there shall not floc research,some areas of the demolition has been in full swing,and urban renewal is a complex engineering must be integrated considering the social,economic and environmental benefits as well as the public,the government and developers to balance the interests of the three party,coupled with infrastructure problems such as the complex built environment,lagging behind,so that the development intensity index to determine the more cautious in the development process.This study describes the background and significance in the introduction part,summarized domestic and abroad of urban renewal and development intensity of research,briefly discusses the relationship and development intensity and the volume of the concept and theoretical basis;take Gulang county urban renewal area as the research object,based on the on-the-spot investigation,in-depth about Gulang County Land renewal situation and construction quality status,urban location,area,number of,take in the Gulang County Construction Bureau to do the demolition of communication mode,clear the existing urban renewal of the operating procedures and provide different expropriated corresponding compensation methods,and discusses the reference model of urban renewal Gansu Province,Jinchang city and Jiayuguan city.Through the above two parts,the author learned that the related content of urban renewal development intensity,and grasp the specific circumstances of the research object,based on the research from the three angles of the public,the government and developers,analyzes the influencing factors of development intensity,respectively from the population capacity and sunshine distance,infrastructure construction,road traffic the capacity and demand of parking spaces,three different types of residential building multi-storey residential land,small high-rise residential land and commercial mixed land,based on the qualitative analysis on the quantitative study,the development intensity limits and flexibility management and control method.Through the analysis to determine the influencing factors and calculation formula,combined with urban renewal practice area ABC,with its typical cases from the public interests,government interests and the interests of developers and other aspects to improve the upper range of the old volume rate,in order to further improve the strength of the technical rationality of development put forward some suggestions.At the same time,the development intensity range is bigger,the government advocated developers to build more service to the local residents of public service facilities,to improve the government performance,providing a comfortable residential environment,meet the needs of economic interests and achieve fame for its publicity purpose.
