The Economic Evaluation Of Shantytown Transformation Placement Project In Zitongmiao, Gaomi City

Residential construction as a top people's livelihood project is stressed in the eighteenth National Congress of the Community of China. The national twelfth five-year program has also considered the intensive utilization of land and the shantytown transformation as an important way for the construction of urbanization. The shantytown transformation is different from the general real estate development project. Governmental intervention, the principal part of project operation and the financial operational mode have their distinctive features. Therefore, the economic evaluation mode of this kind of project has its unique traits.On the basis of summarizing the economic evaluation theories and the ways of the related projects at home and abroad, according to the practical situation of the shantytown transformation in Zitongmiao, Gaomi city,this thesis carries out a research on the project's economic feasibility. The thesis firstly budgets the total investment of the project. The investment of the project includes three parts, which is land expropriation cash compensation,housing placement compensation and other fees. This thesis respectively conducts a calculation of the three parts and then obtains a comprehensive result. Then according to the full investigation and analysis of the situation of the land supply in Gaomi city, by hypothetical development method and market comparison method, this paper measures and produces the two land transfer floor price, and then get the arithmetic average of the two as the area of land transfer price. Finally, on the basis of total investment, total income, bank interest rate and other data, the project's cost,profit,repaying ability and financial viability are analyzed in this thesis. The finance of the project is considered feasible. This thesis also effects a national economic evaluation and the SWOT analysis on the project, demonstrates its contribution to the society and its sustainable growth ability, and points out its advantages and shortcomings. The result of the overall economic evaluation is that the project is feasible.The conclusion part of this thesis is the summary of the full text and proposes some relevant suggestions for the subsequent implementation.
