With the reform of the economic structure and the continuous improvement of people’s living standard, people’ needs of better housing is increasing. The real estate industry has been clearly positioned as national economic pillar industry since 2003.The real estate investment experiences quickly stable growth these years.Excess and out of control supply of land and high profits and phases of relatively low threshold attracts large capital inflows, resulting in bad impact on market.Local market supply and demand contradiction reversal. And in the last two years the country has issued a tight credit policy and limiting purchasing policy to control and crackdown speculation investment on real estate in an unprecedented height, which leads to real estate development into a intensified competition.In addition, real estate investment characteristics of long construction cycle, large amount and facing uncertainty factors increases investment risks for the project. In order to guard against risks and provide the basis for project investment decision, it is necessary to make comprehensive economic evaluation for real estate project.Feasibility study is vital to project investment decisions and economic evaluation is a necessary step.The development of a comprehensive analysis, reasoning, comparison and evaluation of various programmes, which can ensure it reasonable in economy, technology, environment and at the same time to reduce the blindness of investment decision,so that real estate market could keep healthy and sustainable development.Take Beihu jining quintessence residential construction program as the example, the thesis combines the methods of theoretical analysis and practical comprehensive research.Based on the theory of the feasibility study theory and technology economics theory,comprehensive analysis are given on the policy and economy environment of the project faces. Through the market demand analysis,it indicates the product function orientation. Following the planning scheme and construction technology scheme are described. With estimation of business revenue and operating cost data and preparation of financial statements,financial evaluation, national economic evaluation and uncertainty analysis are given in the end.
