With the development of The Times,the real estate market is attracting more and more attention.The construction market is showing unprecedented prosperity.In the past,our country has achieved a lot in cost control.The traditional idea is deeply rooted,focusing only on the quality of construction and the safety of production,which leads to the fact that the actual construction process neglects the cost control.Nowadays,with the development of construction industry is gradually becoming mature,the mode of production and operation of construction enterprises in the past structure has changed dramatically,and makes the core competitive power of the eternal vitality of an enterprise slowly walks to the internal management.The cost of controlling construction projects is one of the important measures of enterprise competitiveness.Based on X construction enterprise of A construction project as an example,from the perspective of its object and content,combining with the construction project cost control,based on A construction project are analyzed in the whole process,full and partial engineering cost(total cost)control are the main problems:First,the construction plan of the tender stage is not reasonable and the budget data is inaccurate;Second,the "price separation" of the construction preparation stage is delayed,and the pre-construction business plan is not carried out;Third,the cost of circulating materials for the construction period is higher,and the on-site funds are too high;Fourth,the settlement risk arises at the completion and acceptance stage;Fifth,the management team is not aware of the cost control,and the cost control system is not in place.Sixth,the cost control of the branch project is inefficient,which leads to higher cost of change and higher rental cost.This paper analyzes the causes of these problems.According to the relevant theories and main principles of cost control,this paper puts forward some measures to improve the cost control of the construction project of X construction enterprises:First,we need to go to the stage to understand the market and get reasonable offers.In the preparation stage of the construction,we need to plan and optimize the construction plan,ensure the quality of the project and ensure the safety production under the premise of construction.The final stage of the completion of the project should be completed,and the total sub-contract settlement should be carried out in an orderly manner.Second,in the stage of the overall control we should carry out effective management,rational allocation of human resources,promote the cooperation between departments,and constantly perfect the related system of cost control.At the same time,we should improve the cost control consciousness of the whole staff through on-the-job training and strengthen the principle of responsibility,power and interest.Finally,in the process of division component project cost control,we should constantly perfect the cost control process more departments cooperate to deepen the cost control process,and introduce deviation analysis of partial project cost control for scientific analysis.
