Research On The Construction Contract Management Of A Hotel Project In Gaborone Botswana

Foreign projects contracting is one of the most important parts of China foreign economy,it brings an abundant of foreign currency incomes every year and spurs the development of related industries as well as the employment.The contracting market of southern African country Botswana is very important to Chinese building enterprises.Chinese building enterprises has entered into this market since 1980s,after more than 30 years,there are over 50 Chinese building enterprises in Botswana.Since the competition has become more strongly in this market,the weakness of Chinese building enterprises that they are not good at the construction contract management becomes more obviously,it is necessary to take a study on construction contract management in Botswana.This dissertation uses a Gaborone hotel project as background,first of all,introduce the background and significance of the study,research status,main contents and structure of the dissertation.Secondly,take an overview of the related theory of construction contract management,especially define the concepts of construction contract and contract management,and also make a brief introduction of the characteristics of hotel project construction and international construction contract management.Third,research the Botswana BIDP contract conditions,from six aspects to analyze the key points of this contract conditions and compare it with FIDIC red book.Fourth,introduce the situation of the project,including the situations of Botswana and the project as well as the existed problems of construction contract management.Fifth,with the above research and analyze,divide the construction contract management into different sections,introduce the actions of construction contract management in this project and provide the measures which should be taken.Finally,get the conclusion and outlook.From the study of this dissertation we can find that,the contractor in this project has a lot of problems in construction contract management,especially the organization and personnel of contract management is not adequate,the consciousness of contract is weak,the research of the contract is not deeply enough and so on.Those problems are frequently happened in Chinese building enterprises,they influence existence and development of Chinese building enterprises in Botswana.This dissertation provide some suggestions in the aspects of the organization and personnel of contract management,the consciousness of contract,the foundation work of contract management.Those suggestions will help Chinese building enterprises to improve their construction contract management.
