In the whole life cycle of construction projects,the cost of facility management in the operational phase accounts for about 85%to the total cost of the building,far higher than the initial investment.To achieve the cost optimization and owner benefits maximization,effective facilities management is particularly important.Facility management mainly from the information you need in project design and construction phase transfer of data and management in the process of the new data.In the mode of traditional facilities management,the project at various stages of split between participants and the lack of effective communication and the exchange,cause missing information appeared in the process of information transfer of high cost,poor information,and information management problems,to a large extent restricted the facilities management level and to promote the efficiency of management.BIM Technology appears to be a significant change in the construction industry,not only can play the 3D visualization and professional collaboration and other advantages in the design and construction phase of the project,in the stage of operation and maintenance management also has a great application potential.At present,both at home and abroad about the study on the application of BIM in the field of facility management is lack and lack of depth,only from the perspective of its own characteristics of the BIM analysis its application value and build facilities management system framework,did not systematic analysis of its application process.Therefore,the study of the application of BIM technology in the facility information management aspect,has the prospective research significance.This focus on the promotion of specific implementation of BIM in the whole life cycle of project information management,considering how the BIM application to facilities and information management,in order to solve the problems existing in the traditional facilities management,to achieve both to avoid data duplication of collection and input,saving time and labor consumption and to achieve the integration and information sharing in the whole process of the project,can also be the real-time dynamic monitoring and management of the facilities,improve the efficiency of management of facilities.Through the analysis of the defects existing in the traditional facilities management,from the asymmetric information theory and value theory,this paper discusses how to solve these problems BIM technology,facilities and study BIM technology in information management application value,provide theoretical basis for building the BIM-FM system.This paper proposes to combine the BIM model with the BIM 360 Glue software and COBie standard,design the construction process of BIM-FM system,and realize the dual management of project personnel and information.Provide a collaborative work platform based on Glue BIM 360,the facilities management personnel in the project decision-making stage involved,effective communication and realize the communication between each stage of the project involved,the elimination of the defects caused by asymmetric information,to ensure the accuracy of the information and comprehensive.The project participants should follow the COBie standard to input the information into the BIM model,and define the type of information to be input in each stage of the project,so as to avoid the information loss during the process of information transfer,and the phenomenon of repeated input.At the same time,this paper analyses the specific application process of BIM-FM system from the information system initialization,information management and supervision work and the implementation of the directive in three stages,has certain guiding significance to the management of the daily management of facilities.Finally,in order to Dalian in the hope of building project for the application of the case study of BIM-FM system in the actual project,to build BIM infrastructure management model with the design flow of BIM-FM system,information input to the COBie classification system,combined with BIM 360 Glue platform mobile collaborative management,and from the four aspects of space management,equipment management,security management and personnel management of the real impact of BIM in the field of management facilities are discussed.In this paper,from the perspective of information asymmetry theory and value management theory,this paper analyzes the application advantages of BIM technology in the field of facility information management,and highlights the value of this proposition.In the construction of BIM-FM system,for the full consideration of the integrity of the information of the facilities,the facilities management personnel from the project stage to participate in the decision-making,breaking the traditional project management model.And,taking the actual project as an example,the system construction process can be implemented,which provides an example for the development of the BIM technology in the later period,and makes the BIM technology to play a greater application value in the facility information management.
