The Research Of The Post-occupancy Evaluation Of Planning And Design Of Elderly Community In Beijing Area

As the deeply ageing progress of population,the issue between the elderly and their living environment has become such intractable that how to improve or resolve this issue has also become one of the researching areas among scholars.The supporting policies of the multi-pattern of endowment and the construction of "9064"endowment system are pushing forward the development of elderly communities in urban areas.Since the elderly communities are the major carries for solving the living environment of the urban elder,it is important to research the urban elderly communities from planning and design aspect.Through seeing the elderly communities as researching objective and the development context of elderly communities in Beijing area as researching background,this dissertation seeks to investigate the potential issues and carry out feasible strategies by using post-occupancy evaluation method.Firstly,this dissertation investigates the current development of endowment system which consists of three types of endowment pattern of family,community and institution aspects in Beijing area.Three researching cases are selected from each type of endowment patterns based on the former investigation.Secondly,the specific planning issues related to the elder could be reflected by investigating the elderly demand of endowment facilities.Meanwhile,this dissertation builds the planning evaluation system which contains scale and site,road and transport,greenery and landscape,space and place as well as elderly supporting service,through applying satisfaction surveying evaluation method.Thereafter,the elderly users from each case will be investigated by taking researching method of questionnaire,observation and interview that quantitative and qualitative evaluations and results could be get for each case.Thirdly,the priority solutions of issues for each case are proposed by analysing the problems found before associated with the types of endowment pattern of each case.Finally,both microscopic and macroscopic strategies are carried out for each specific case and the whole endowment system respectively for the elder.Such as building multiple subjects in endowment pattern development,enhancing the cooperation between governmental departments,improving the participation of the elder in building communities as well as increasing the governance within the elder related aspects.In the end,this dissertation points out the possible areas and directions,for example,researching elderly communities under different types of elderly people,of different areas in different development,or investigating the inner-space design and the elderly people from rural areas,for the potential future research.
