With continuous standardization and perfection of the real estate market,the competition between the real estate firms becomes more intense.The cost management plays an important role in the development and implementation of the project,which can reduce the cost and increase profits effectively,meanwhile improve the market competition,and gradually catching the developers’ attention.Since the research on the target cost management in our country started late,the project management application in most of the real estate enterprises is not mature and perfect,and there are still many drawbacks of the implementation of the effect.Therefore,this paper is mainly based on the target cost management theory,by in-depth analysis of the real estate development projects in the application of target cost management of the existing problems,and combined with the actual situation of real estate development projects to give a reasonable target cost management theory countermeasures and suggestions,so that the target cost management can be better applied to real estate development projects.The first part of this paper introduces the background and significance of this research,and then brushes up the target cost management status and development in home and abroad,and briefly describes the content,the line of research technology and the basic framework of this paper.The second part gives clear definition for target cost and cost management related,on the basis of collecting and reading a lot of literature,and discusses the characteristics and develop process of real estate projects,features and implementation process of real estate target cost management,and a brief description of the difference between the current target cost management method and the traditional ones.The third part is to collect and collate the current real estate development project target cost management cases,and summarize problems and causes in the implementation of the method.The fourth part mainly takes the actual project as the research object,analyzes the problems existing in the process of target cost management and puts forward the reasonable countermeasures and suggestions.In the fifth part,the application of target cost in real estate development was summarized,and the future ofreal estate development project target cost management development research directions are suggested.
