After a sustainable development, a city will come across a so-called "bottleneck".At that point, not only the city's infrastructure but also its functions can't guarantee its another sustainable and healthy development. Thus, renewal is needed to this city or a part of it at that time. Through various ways of urban renewal, we can improve the condition of the city's poor areas and the quality of the residents. This article is directed specifically at the phenomena and problems of Shenzhen Urban Renewal.Apart from the introduction and conclusion, this article can be divided into four parts.The first chapter is an analysis of the mechanism related to Shenzhen Urban Renewal. I'll analyze the basis of the change from the land nationalization transformation and the shortage of land to the situation that stock land has become the major source of land supply, the distribution of the land value-added income, the construction of land ownership shift mechanism, the mechanism concerning the market-based approach and the achievements and deficiencies about the implementation of the mechanism. Though we can see improvements of the renewed areas' environment of and the residents' living condition, the supply of the land needed for development of the city, the increase of the investment and the growth of economic, there exist many shortcomings and problems, which leads to the content of the following three chapters.The second chapter is a research on the volume ratio management of Shenzhen Urban Renewal. At first, I'll analyze problems related to the volume ratio of Shenzhen Urban Renewal through the introduction of the phenomenon of high volume and high floor existing in the projects of Shenzhen Urban renewal. Then, I'll introduce details of the thinking and volume ratio measures about US urban land management from the aspects of theory. Final, I'll come to some reflections and improvement opinions as to the management mechanism of us and the volume ratio management of Shenzhen Urban Renewa.The third chapter is a research on the mechanism of the effectiveness of the blockade arising in the process of Shenzhen Urban Renewal. Firstly, I'll introduce a problem happened before or after the determination about the scope of the city's renewal, related to investors' speculation of houses of demolition, owners' rush construction of houses of demolition, which can be classified into interference behaviors that are not correspond to the post Urban Renewal. Secondly, I'll introduce the German legal system in this field which is applied for a relatively long time. Finally, I'll come to ideas about the construction of the mechanism of the effectiveness of the blockade arising in the process of Shenzhen Urban Renewal.The fourth chapter is a research on the problem whether the government intervention can appear in market operation of Shenzhen City Renewal or not. From the experiences of other countries or regions, we can reach the conclusion that the government intervention can appear in market operation in a reasonable and proper way in this chapter.
